Planners OK Ocean Spray impact study

The revised transportation impact study for Ocean Spray Cranberries Inc., 151 Boulder Drive, was presented to Upper Macungie planners by J. Scott Stenroos of Keystone Consulting Engineers, during the Dec. 18, 2013, planning commission meeting.

Stenroos said the best route for the trucks would be from I-78 to Route 100 South to Industrial Boulevard, then to Boulder Drive.

The new traffic study did not show any significant change from the original.

Five trucks per hour are proposed with a projection for the year 2018 of eight trucks per hour, in and out, during a 24-hour period.

There are no significant traffic delays foreseen.

The planning commission accepted the study and forwarded its recommendation to supervisors.

In other matters, planners reviewed a sketch plan for Ruppsville Self Storage, 7540 Ruppsville Road, represented by Harold Newton of Newton Engineering.

There was only one residential neighboring property and the developer agreed screening would be planted along this property line.

No tractor trailers will be stored on site but the facility will accept RVs and boats.

Sixteen units, which will cover 72,000 square feet, are proposed.

The developer was told to show the impervious coverage on future plans.

Old Dominion Freight Line Inc. sketch plan for 6975 Ambassador Drive on lot five of a previous subdivision consisting of 13.9 acres was next on the agenda.

Jim Gentile of North Star Construction Management Inc. presented the plan.

Eighty truck doors are proposed for the building.

Approximately 80 trucks will go in and out in a 24-hour period.

There were several items planners needed more clarification on.

The applicant must get an interpretation from the zoning officer as to whether or not this is a truck terminal.

Impervious cover, stormwater facilities, truck cargo and number of employees were discussed.

The plan was allowed to proceed to preliminary stage.
