Lehigh Valley housing sales down, median price up in May

Closed Sales decreased again and the Median Sales Price increased again in the latest housing report for the Lehigh Valley region.

Closed Sales decreased 2.4 percent and the Median Sales Price increased 8.7 percent in May, the Greater Lehigh Valley Realtors (GLVR) reported in a June 15 press release.

“May housing data reflected steady buyer activity, limited inventory, and sustained price pressure,” stated the press release.

The Median Sales Price increased 8.7 percent to $375,000, matching the highest median sales price previously recorded in July 2025, according to the GLVR report.

“Despite tying a local record, the Lehigh Valley remained more affordable than the overall U.S. market, where the national median existing-home price came in at $417,700,” stated the GLVR.

“May’s numbers show that buyers are still stepping forward, but they are doing so in a market where options remain limited,” said GLVR CEO Justin Porembo. “Pending Sales are a positive signal, and they align with national reports showing cautious optimism among buyers.

“But with inventory slipping locally and prices again reaching a record high, affordability and supply remain central challenges for our region,” Porembo said.

GLVR President Cliff Lewis said that well-positioned homes continue to draw attention from buyers across the Lehigh Valley:

“Even with economic uncertainty and affordability challenges, demand has not disappeared. Homes that are priced appropriately and show well are still moving quickly, often at or above list price.

“The Lehigh Valley remains a competitive market, and buyers who are prepared, patient, and working closely with a Realtor are in the best position to succeed,” Lewis said.

May statistics

* Closed Sales decreased 2.4 percent to 528 listings.

* Inventory decreased 7.7 percent, with 693 units available in May in Lehigh and Northampton counties.

* The Median Sales Price increased 8.7 percent to $375,000, up from $345,000.

* New Listings decreased 5.3 percent to 764 listings.

* Pending Sales increased 4.3 percent to 659 listings.

* Months Supply of Inventory was 1.3 months.

* Percentage of List Price Received was 101.6 percent, compared to 101.9 percent in May 2025.

* Homes sold, on average, in 20 days, one day slower than the previous May.

Carbon County

* In Carbon County, the Median Sales Price increased to $281,000.

* Closed Sales increased to 68.

* Pending Sales decreased to 58.

* New Listings decreased to 83.

* Inventory decreased to 144 units.

* Months Supply of Inventory was 2.5 months.

* Homes sold on average in 41 days.

Existing-home sales in the United States increased 0.2% from the previous month to a seasonally-adjusted annual rate of 4.02 million, according to the National Association of Realtors (NAR).

Sales remained unchanged year-over-year.

Regionally, existing-home sales rose in the Midwest and South, were flat in the Northeast and decreased in the West.

Year-over-year, sales increased in the South, were steady in the West, and decreased in the Northeast and Midwest.

National inventory climbed 5.8% month-over-month and 1.4% year-over-year, with approximately 1.47 million properties listed for sale heading into May, NAR reported.

The sales pace represents a 4.4-month supply, reflecting a modest

improvement in inventory conditions compared to one year earlier.

Homes spent a median of 32 days on the market, down from 41 days the previous month.

The median existing-home price increased to $417,700, up 0.9% from one year ago.
