Waivers approved for Pidcock building plan in Salisbury

An office building project in the vicinity of Lehigh Parkway will continue to be reviewed by the Salisbury Township Planning Commission.

Planners voted Nov. 10 to approve waivers and extend the deadline for approval of the land development plan for 2451-2460 Parkwood Drive, which proposes to raze an office building and construct a new office building in the township.

Salisbury Township Consulting Engineer David J. Tettemer of Keystone Consulting Engineers, Inc. read from his Oct. 28 review letter that addressed several waiver requests, which he said he didn’t oppose, including considering the preliminary plan as a revised final plan.

Other waiver requests, for which Tettemer said he had no engineering objections, included for sidewalks, curbs and street trees.

The planners voted 6-0 to approve the waivers.

The deadline for the plan was extended from Dec. 30 to Jan. 31, 2021, in order for certain details to be delineated on the plan.

The majority of the approximate one-hour discussion concerned a deferral request, which Tettemer also backed, to widen Fish Hatchery Road.

J. Scott Pidcock of The Pidcock Company, accompanied by his son, J. Stuart Pidcock, land planning and architectural designer, also of The Pidcock Company and Atty. Christopher M. McLean, shareholder, Fitzpatrick Lentz & Bubba law firm, presented the plan.

“We’re here to talk primarily about Fish Hatchery,” J. Scott Pidcock said.

A 16,000-square-foot single-story building is proposed. A second, 8,000-square-foot building is to be constructed on a portion of the property which is in Allentown.

“The cost of this improvement [to Fish Hatchery Road] is the cost of the two buildings. It’s severe,” Pidcock said.

“We don’t want to disturb anything along Fish Hatchery,” planner vice chairman Richard Schreiter said.

Schreiter suggested the deferral for the widening of Fish Hatchery be extended along the road approximately 150 feet from the township boundary with Allentown.

“We can work out that wording and put it on the plan,” Tettemer said.

The township planning commission is next scheduled to meet 7 p.m. Dec. 8 in the township municipal building, 2900 S. Pike Ave. The public must preregister to attend via the Zoom online format.
