A proposed dental clinic along Hamilton Boulevard moved a step closer to development Sept. 8 as the Lower Macungie Township Planning Commission unanimously recommended approval of the project.

The proposed Hamilton Boulevard Dental Clinic is planned for 6048 Hamilton Blvd. and has been under review by township staff for several months.

Township Planner Nathan Jones highlighted the project’s street-facing design and pedestrian connectivity features during the meeting.

The application was presented by Erich Hornung of Hornung Architects and Jason Schweyer of Keystone Consulting Engineers.

Schweyer said the applicant had reviewed comments from township planners and engineers and believes all outstanding issues can be addressed.

The applicant requested two waivers, including combining the preliminary and final land development plans and a waiver related to curbing along Hamilton Boulevard.

Commission members and township staff discussed several technical issues, including a proposed sanitary sewer lateral, stormwater management and site design details.

Township Engineer Meagan McKeon said permission would be required from a neighboring property owner expected to receive additional stormwater runoff from the project. McKeon also requested the addition of a crosswalk between two Americans with Disabilities Act-compliant platforms on the site.

Following discussion, the commission voted 4-0 to recommend approval of the land development plan.

The meeting also included the introduction of Adrian Niles, recently appointed to the planning commission by the Lower Macungie Board of Commissioners. Niles was unable to attend the meeting because of a scheduling conflict.

In other business, Jones provided updates on township development activity, noting the proposed Costco fuel facility expansion is expected to submit an application in the near future. He also said additional development submissions are anticipated in the coming months.

The planning commission’s next meeting is scheduled for Oct. 13. Regular meetings are typically held on the second Tuesday of each month. Meetings begin at 6 p.m. and are offered both in person and via Zoom, with recordings later posted on the township’s YouTube channel.
