Another Lehigh Valley median sales price record set in July

The Greater Lehigh Valley Realtors (GLVR) reported another record-setting month for home prices in July, with the Median Sales Price reaching a new high of $389,500.
The latest milestone, one month after June’s previous record of $385,000, “continues to reflect the price pressure created by steady buyer demand and a persistently limited supply of homes,” according to an Aug. 14 GLVR press release.
The Median Sales Price increased 3.9 percent to a record $389,500, up from $375,000 in July 2025.
Closed Sales decreased 0.8 percent to 693 sales, a difference of five sales.
“Reaching another record Median Sales Price just one month after setting the previous high shows how much competition remains in our local housing market,” said GLVR CEO Justin Porembo.
“Buyers are still active, but the number of homes available continues to be a major factor in affordability. Increasing housing supply remains critical to giving buyers more options and creating a healthier, more balanced market,” Porembo said.
“Locally, homes continued to move quickly in July, selling in an average of just 17 days compared with a national median of 28 days,” said GLVR President Cliff Lewis.
“At the same time, Pending Sales increased 8.1 percent, showing that buyers remain engaged despite record prices and limited inventory,” Lewis said.
“With first-time buyers accounting for 33 percent of home purchases nationally, increasing housing options at a variety of price points remains especially important for those trying to enter the market,” said Lewis.
Lewis said that July’s market continued to reward sellers whose homes were positioned well.
“While every transaction and property is different, sellers received an average of 101.4 percent of list price in July,” Lewis said. “That’s a strong indication of the competition that continues for desirable, appropriately priced homes. For buyers and sellers alike, understanding local market conditions, being prepared from the start, and working with a Realtor can make a meaningful difference.”
July Statistics
* Inventory decreased 4.8 percent, with 870 units available in Lehigh and Northampton counties.
* New Listings increased 3.4 percent to 832 listings.
* Pending Sales increased 8.1 percent to 642 listings.
* Months Supply of Inventory decreased 5.9 percent to 1.6 months.
* Percentage of List Price Received was largely steady: 101.4 percent in July 2026 compared to 101.6 percent in July 2026.
* Homes sold, on average, in 17 days, the same number of days as the previous July.
Carbon County
* In Carbon County, the Median Sales Price decreased to $239,500.
* Closed Sales totaled 57.
* Pending Sales were 53.
* New Listings were 81.
* Inventory was 166 units.
* Months Supply of Inventory was 3.0 months.
* Homes sold in an average of 30 days.
National View
Existing-home sales in the United States declined 2.4% from the previous month to a seasonally adjusted annual rate of 4.09 million units, according to the National Association of Realtors (NAR).
Regionally, sales increased in the Northeast but declined in the West, South and Midwest.
Compared to a year earlier, existing-home sales rose 2.8%, with gains in the Midwest, South and West while remaining unchanged in the Northeast.
Nationally, the median existing-home price hit a new record of $440,600, a 1.8% increase from a year earlier, NAR reported.
Home prices have now increased on an annual basis for 36 consecutive months, reflecting continued demand despite inventory remaining below historically balanced levels.
Heading into July, there were 1.56 million properties for sale, down 0.6% month-over-month but up 1.3% from the same period last year, representing a 4.6-month supply at the sales pace.
Homes spent a median of 28 days on the market, with first-time home buyers accounting for 33% of home purchases.
