NASD administration building sells

Conversation to apartments planned for 2014 Laubach Ave. site

Northampton Area School District Board of Education voted 8-0 at the Aug. 17 meeting to approve the agreement of sale for the former district administration building, 2014 Laubach Ave., with Monocacy General Contracting LLC for $910,000 and subject to the terms of the agreement of sale.

“I have not had a contact with the purchaser of the property, but my assumption is that it’s going to be apartments,” NASD Superintendent of Schools Joseph S. Kovalchik said after the school board vote.

“It’s definitely going to be apartments,” board President John Becker said after the school board meeting.

The CEO of Monocacy Builders LLC, 3376 Linden St., Suite 200, Bethlehem, is Plamen “Rocco” Ayvazov, according to the firm’s website.

The company’s vision is “to create economic opportunity through housing and responsible real estate investing, resulting in a positive and meaningful impact on the world,” its website said.

The mission of Monocacy Builders is “to meet our vision through the acquisition, construction and disposition of real estate property and surround ourselves with great people.”

Monocacy Builders developments include the 24-unit City View Apartments, 938 E. Fourth St., Bethlehem; 25-unit Monocacy Apartments, 810 Monocacy St., Bethlehem; the May-purchased South Second Street offices, 22 S. Second St., Emmaus; and several new and renovated houses.

The website lists organizations of “positive impact” it supports, including Bethlehem Emergency Sheltering, Backpack Drive and the Ayvazov Family Monocacy Builders Water Well, Mokloum, Chad.

Ayvazov emigrated from Bulgaria to the United States. He and his wife Diana have been married for 23 years. The couple has two sons, Dani and Ethan.

The sale of the administration building brings resolution to three of four district buildings the school board has approved for sale.

The NASD school board voted at its July 20 meeting to approve the agreement of sale for the former Moore Elementary School, 2835 Mountain View Drive, Moore Township, to New Story LLC, for $3,400,000.

School directors voted at the July 20 meeting to approve the agreement of sale of the former Franklin Elementary School, 855 Lincoln Ave., including the adjacent playground, with Tony Sayegh for $1,025,000.

The three buildings’ sales prices total $5,335,000.

Still for sale is the district’s former Washington Technology Center.

The East Allen Elementary School and Education Center includes administration and instructional technology offices.

Kovalchik said district allocation of the sales proceeds is to be determined.

“Let’s wait until we get the money. Technically, the buildings are sold, but we still have to go through due diligence,” Kovalchik said. “The Northampton County court has to approve the sales. It has to close in 60 to 90 days. The board will have to decide (the use of the money). This could come in January when we present the budget.”

School Director Kristen Soldridge, who is on the district finance committee, said prospective uses of sales proceeds were discussed at the Aug. 6 finance committee meeting and could include paying down the district debt.

The NASD staff met Aug. 17 in the auditorium at Northampton Area High School.

“It was great to see them back and get going for the 2026-27 school year,” Kovalchik said.

The first day of classes in NASD is Aug. 24.

“Our extracurriculars and clubs are starting already, so it’s an exciting time,” Kovalchik said. “The new turf (at Erdosy Stadium) is completed. The students are on it. It’s a beautiful facility.

“The high school roof work continues. Some flashing needs to be done. The first phase of the roof will be completed in the coming week. Phase two will be done next summer,” Kovalchik said.

He also noted the teachers are working on setting up their classrooms at East Allen Elementary School, but some trim work and painting still needs to be finished.

Becker noted they held a July 27 ribbon cutting for East Allen Elementary School and Education Center and reported it is a beautiful building.

East Allen Elementary School’s community open house is set for 5:30-8:30 p.m. Aug. 21 and 8 a.m.-noon Aug. 22.

A walk-through for the community is scheduled for 2-4 p.m. Sept. 12 at Moore Elementary School.

“I would like to remove the item ‘Moore Elementary School Discussion’ from the agenda due to the fact that Moore has been sold,” Soldridge said.

School directors voted 8-0 to approve the motion by Soldridge.

The Aug. 17 meeting was expected to be the last regularly scheduled board meeting in the auditorium of NAHS. The board previously met in the cafeteria of Northampton Area Middle School and the board room of the district administration building.

The school board next meets 6:30 p.m. Sept. 14 in the East Allen Education Center board meeting room, 7200 New Seemsville Road, East Allen Township.
