Closed Sales decreased again as a record high for the Median Sales Price was set in June in the Lehigh Valley region.

Closed Sales again decreased 2.4 percent (the same decrease as in May).

The Median Sales Price increased 4.1 percent to a record $385,000, up from $370,000 in June 2025, the Greater Lehigh Valley Realtors (GLVR) reported in a June 15 press release.

The June Median Sales Price surpassed the highest median sales price of $375,000 first recorded in July 2025 and again matched in May 2026, according to the GLVR housing report for June.

The GLVR report observed that “buyer activity remained steady amid a persistently limited supply of homes.”

“June’s numbers show that buyers remain engaged even as affordability and limited inventory continue to shape the market,” said GLVR CEO Justin Porembo.

“Pending sales rose 8 percent and new listings increased, but the supply of available homes remains exceptionally tight at just 1.4 months,” Porembo said.

“That imbalance continues to place upward pressure on prices and underscores the need for policies that support the creation of more housing at a range of price points,” said Porembo.

“Buyers are still acting quickly when the right home comes to market, with properties selling in an average of just 19 days and for more than their asking price,” said GLVR President Cliff Lewis.

“Carbon County offers somewhat more breathing room with 2.6 months of inventory, but choices remain limited throughout our region,” Lewis said.

“Buyers should be prepared, understand their budgets and work with a Realtor who can help them navigate local conditions and make a competitive, informed offer,” said Lewis.

June statistics

* Closed Sales decreased 2.4 percent to 693 sales.

* Inventory decreased 4.9 percent, with 757 units available in Lehigh and Northampton counties.

* The Median Sales Price increased 4.1 percent to a record $385,000, up from $370,000 in June 2025.

* New Listings increased 2.8 percent to 853 listings.

* Pending Sales increased 8.0 percent to 729 listings.

* Months Supply of Inventory was 1.4 months.

* Percentage of List Price Received was steady: 101.8 percent in June, compared to 101.7 percent in June 2025.

* Homes sold, on average, in 19 days, one day slower than the previous June.

Carbon County

* In Carbon County, the Median Sales Price jumped to $306,000, a record for the county.

* Closed Sales ended the month at 58, compared to 59.

* Pending Sales were 67, compared to 70.

* New Listings were 83, compared to 85.

* Inventory decreased to 149 units.

* Months Supply of Inventory was 2.6 months.

* Homes sold in an average of 32 days.

Existing-home sales in the United States increased 3.2% month-over-month and year-over-year to a seasonally-adjusted annual rate of 4.17 million units, the National Association of Realtors (NAR) reported, marking the highest level since December 2025.

Regionally, sales increased from the previous month in the Northeast, Midwest and South, while remaining flat in the West.

On a year-over-year basis, sales increased in the Midwest, South and West, but declined in the Northeast.

Nationally, there were 1.55 million homes available for sale heading into June, a 3.3% increase from the previous month and 0.6% higher than one year earlier, representing a 4.5-month supply at the sales pace, according to NAR.

Home prices rose, with the median existing-home price increasing to $429,300 nationwide, an all-time high for the month and 1.3% higher than one year earlier.
