Homeowner in Salisbury Township granted variances

Several variances were granted a homeowner by the Salisbury Township Zoning Hearing Board Feb. 11.

Jonathan Solano, 940 S. 24th St., Salisbury Township, requested variances to maintain a shed, roof over the rear patio, expanded driveway, pool, pool deck, pool fence and concrete patio.

The property is in the R3, Medium Low Density Residential zoning district.

Solano was represented by Attorney Daniel G. Dougherty before the board during the approximate 2-hour and 40-minute hearing in the meeting room of the municipal building, 2900 S. Pike Ave.

1. The maximum permitted building coverage is 30%; the property is at 30.7% - Granted

2. The maximum permitted impervious coverage is 50%; the property is at 61.4% - Not granted

3. Sheds 200 square feet and larger are required to have a minimum side and rear yard setback of 6’; the shed, which is 240 square feet, has a 4’ rear and side yard setback. Granted

4. Patios are required to have a minimum side and rear yard setback of 5’; the patio around the pool is located along the side property line with no setback. Didn’t have to deal with.

5. All fences are required to have a minimum side and rear yard setback of 0.5’; the fence is located along the side and rear property lines with no setback. Didn’t have to deal with.

6. Pools are required to have a minimum side and rear yard setback of 10’; the pool is 6’ from the side property line. Granted

7. Pool decks are required to have a minimum side and rear yard setback of 10’; the pool deck is 6’ from the side property line. Granted

The March 11 zoning hearing board meeting is canceled.
