December 2025 Lehigh Valley housing sales down, prices up

Closed Sales of housing in the Lehigh Valley concluded 2025 with a third straight month of decreases while the Median Sales Price increased yet again.
Closed Sales decreased 5.6 percent in December 2025.
The Median Sales Price increased 2.3 percent to $337,500, up from $329,950, in December.
The information is in the December report released in a Jan. 15 press release from the Greater Lehigh Valley Realtors (GLVR).
According to the GLVR report, “December housing data showed closed sales dipped year over year, while moderating price growth and improving pending sales suggest continued momentum entering 2026.”
Said GLVR CEO Justin Porembo: “December’s numbers reinforce what Realtors across the greater Lehigh Valley continue to experience on the ground: Buyer demand remains steady, but supply is still extremely limited.
“That said, pending sales improving month over month is an encouraging signal as we head into the new year, particularly as national trends suggest modest relief from mortgage rate volatility,” Porembo said.
“With inventory hovering near historic lows, buyers and sellers alike are operating in a highly-competitive environment,” said Michael Bernadyn, President of the Greater Lehigh Valley Realtors.
“Homes continue to sell quickly and close to near list price, which underscores the value of working with a Realtor who understands local market dynamics,” Bernadyn said.
“As national sales activity shows signs of stabilizing, our region remains resilient, but increasing housing supply remains critical to long-term affordability and market balance,” said Bernadyn.
December statistics
* Closed Sales decreased 5.6 percent, coming in at 502 listings.
* Inventory decreased 9.3 percent, with 605 units available in December in Lehigh and Northampton counties.
* The Median Sales Price increased 2.3 percent to $337,500, up from $329,950.
* New Listings decreased 7.5 percent to 356.
* Pending Sales increased 6.4 percent to 382.
* Months Supply of Inventory decreased 8.3 percent to 1.1 months.
* Percentage of List Price Received decreased to 99.6 percent, a change of 0.5 percent.
* Homes sold, on average, in 24 days, the same number of days as the previous December.
National view
In December 2025, existing home sales in the United States increased 0.5 percent from the previous month to a seasonally-adjusted annual rate of 4.13 million units, marking the third consecutive monthly increase, according to the National Association of Realtors (NAR). However, sales were down 1.0 percent from the same period last year.
Regionally, sales rose month-over month in the Northeast and South, were unchanged in the West and declined in the Midwest. On a year-over-year basis, sales were flat in the Northeast and South and decreased in the Midwest and West.
The national median existing home price continued to increase, up 1.2 percent from one year ago to $409,200, according to the NAR.
“The year-over-year increase, the 29th consecutive monthly gain, reflects ongoing tightness in housing supply,” the NAR stated.
At the end of November, there were 1.43 million units for sale, down 5.9 percent from the previous month, but up 7.5 percent from the same time last year, representing a 4.2-months supply at the sales pace.
