Zoning hearing board grants continuance on Air Products data center

The Upper Macungie Township Zoning Hearing Board convened Dec. 16, with a quorum present, to address an appeal involving the property at 7300 Cetronia Road, zoned light industrial.

The applicant, Air Products and Chemicals, is seeking an interpretation of the zoning ordinance to permit use of the property as a data center, a use not previously defined in the ordinance.

The board entered several exhibits into the record, including public notice, correspondence from the applicant’s attorney, a waiver of time limits, tax records and prior zoning and court decisions related to the property.

It was noted on Dec. 4, the board of supervisors adopted Ordinance 2504, which formally defines data centers and prohibits them in all LI zoning districts township wide.

Air Product’s counsel, Blake Marles requested a continuance, citing the Municipalities Planning Code, explaining Air Products is still evaluating whether a data center would be an appropriate use for the site.

Township counsel did not object to a continuance but requested the matter not be delayed beyond February 2026, noting the township’s ongoing zoning ordinance rewrite and the significance of the property.

The zoning hearing board unanimously granted a continuance and rescheduled the hearing to 6:30 p.m. Feb. 25, 2026.

The matter will be re-advertised and noticed as if it were a first hearing.

No testimony or public comment was taken, as the applicant has not yet presented its case.
