Rising sales, higher prices pace September Lehigh Valley house sales

The Greater Lehigh Valley Realtors (GLVR) reported strong September housing activity with closed sales, pending sales, new listings and prices increasing.

Closed Sales increased 3.7 percent to 589 listings.

Inventory decreased 3.7 percent with 806 units for sale in September in Lehigh and Northampton counties.

The Median Sales Price increased 2.5 percent to $352,500, up from $343,750.

“The Lehigh Valley housing market continues to demonstrate steady growth and underlying strength,” said GLVR CEO Justin Porembo.

“Inventory dipped slightly in September, but buyer activity remained strong, with new listings up 17 percent and homes still selling, on average, in less than three weeks,” Porembo said.

“These trends, paired with improving national sentiment as rates ease, suggest a positive trajectory heading into the final quarter of the year,” said Porembo.

“Over the last several weeks, mortgage rates have dipped below 6.5 percent, opening new opportunities for home buyers,” said 2025 GLVR President Michael Bernadyn.

“We’re seeing buyers respond to improved affordability, with pending sales and mortgage applications on the rise,” Bernadyn said.

“Locally, September’s data reflects a market that remains active and competitive despite limited inventory. With conditions shifting, working with a Realtor is essential for navigating opportunities and making confident, informed decisions,” said Bernadyn.

September statistics

Housing statistics for September include:

* New Listings increased 17.0 percent to 772.

* Pending Sales increased 7.1 percent to 630.

* Months Supply of Inventory decreased 6.3 percent to 1.5 months.

* Percentage of List Price Received decreased 0.1 percent, but was above and beyond at 100.6 percent.

* Homes sold, on average, in 19 days, one day faster than the previous September.

Carbon County

In Carbon County, the Median Sales Price increased to $255,000.

Closed Sales decreased to 53.

Pending Sales increased to 71.

New Listings decreased to 84.

Inventory decreased to 190 units.

Months Supply of Inventory decreased to 3.3 months.

Days on Market was 46 days.

National view

Existing home sales in the United States decreased 0.2 percent to a seasonally-adjusted annual rate of 4.0 million units, according to the National Association of Realtors (NAR).

Most of the transactions went under contract in June and July when mortgage rates were 40 to 50 basis points higher than now, NAR stated.

Year-over-year, sales increased 1.8 percent. The strongest activity was in the Midwest, where the typical home price is 22 percent below the national median, according to NAR.

Nationally, housing inventory decreased for the first time in 2025 by 1.3 percent month-over-month to 1.53 million units, representing a 4.6-month supply, NAR reported.

Total inventory was 11.7 percent higher than the same time last year.

The median existing-home price rose 2 percent year-over-year to $422,000.
