Lehigh Valley home prices set record two months in a row

The price of a home in the Lehigh Valley has reached record highs two months in a row for 2025.

The median sales price reached a record high of $375,000 in July, surpassing the previous high of $370,000 set in June.

The information is based on the Greater Lehigh Valley Realtors’ July report, released in an Aug. 12 press release.

“While existing-home sales nationally saw a month-over-month decline, with the exception of the West, the Lehigh Valley continues to defy that trend with steady sales and another record-setting median price of $375,000,” said GLVR CEO Justin Porembo.

“Nationally, the median existing-home sales price was $435,300 in July, which reinforces that the Lehigh Valley remains a more affordable option for buyers while still offering strong returns for sellers,” Porembo said.

“Hitting a new price record so soon after the last shows just how resilient the Lehigh Valley market continues to be,” said 2025 GLVR President Michael Bernadyn.

“Homes are still selling quickly and, on average, for more than asking price, a clear sign that buyers are motivated and confident in our region’s long-term value,” Bernadyn said.

July statistics

Closed Sales remained steady at 624 listings in July, according to the GLVR monthly report for July.

Inventory decreased 4.3 percent. There were 865 units available for sale in July for Lehigh and Northampton counties.

The Median Sales Price increased 10.3 percent to $375,000, beating the previous price record of $370,000 set in June.

Other notable housing statistics for July include:

* New Listings dropped 6.6 percent to 805.

* Pending Sales increased 1.3 percent to 621.

* Months Supply of Inventory decreased 5.9 percent to 1.6 months.

* Percentage of List Price Received dropped 0.3 percent, but still came in above and beyond at 101.7 percent.

* Homes sold, on average, in 17 days, one day faster than the previous July.

Carbon County

The Median Sales Price increased to $255,900.

Closed Sales increased to 71.

Pending Sales increased to 75.

New Listings increased to 106.

Inventory decreased to 192 units.

Months Supply of Inventory decreased to 3.3 months.

Days on Market came in at 33 days.

National View

Existing-home sales in the United States decreased 2.7 percent from the previous month to a seasonally adjusted annual rate of 3.93 million, according to the National Association of Realtors (NAR).

Sales were unchanged from one year earlier.

Regionally, monthly sales declined in the Midwest, Northeast and South but rose in the West.

Year-over-year, sales decreased in the Northeast and West but increased in the South and Midwest.

Nationally, the median existing-home sales price rose 2.0 percent year-over-year to $435,300, a new monthly high and the 24th consecutive month of annual price gains, according to NAR.

Slower sales activity has contributed to rising inventory this year, with 1.53 million properties listed for sale heading into July, a 15.9 percent increase from the same time last year and equivalent to a 4.7-month supply at the reported sales pace.
