Willow Brook Farm Trust brings modifications to planners
Willow Brook Farm Trust came before the Northampton Borough Planning Commission March 11 to outline its plans for a proposed housing development consisting of 50 single-family homes.
Following previous hearings, this meeting allowed the developer to describe modifications to the original plan.
Several residents living along Howertown Road were told the developers plan not to destroy the large evergreen trees on the property.
Borough Manager LeRoy Brobst noted the agreement is binding and will be recorded at the county courthouse in Easton.
In the event the trees become diseased, they will be replaced by similar trees.
The public was told the developers are proposing a 4-foot fence along the length of the trees, which will be far back from the street. The fence will hardly be visible from the street and will be in keeping with the development and homes on Howertown Road.
Testimony at the meeting also involved the construction of a retention basin and irrigation system with sprinklers utilized by the adjacent golf course.
It was reported Willow Brook Farm Trust has its own truck with a snowplow to use on the parts of its development on private property.
The borough will plow the snow on the public roads.
The property is located in an R-1 zoning district off Fourth Street and Howertown Road.
There are further hearings to be held with the planning commission before it can make a recommendation to borough council.
The zoning board is not involved since the land is in an R-1 district.
In other business, Edward John Deichmeister, owner of S&D Land Development LLC, presented a sketch plan for the revised development called Tranquil Meadows. An earlier plan for the property was called Quarry Hill Estates.
The plan was to redesign portions of phases four, five and six into one single phase, with 12 duplexes and 11 town homes on Sipos Drive, located in an R-2 zoning district. Further hearings will be scheduled later.
