Stone Hill Meadows, Main Street Commons discussed

The Jan. 17 meeting of the Lower Macungie Township Planning Commission was a joint meeting with the Macungie Borough Planning Commission.

The meeting began with the discussion of the second and third phase of the Stone Hill Meadows development.

The first phase of the Stone Hill Meadows development was approved in 2016. At the meeting, the project was presented by engineer Tom Dredge and attorney Jim Preston.

The first phase of the plan included 24 lots assembled in a cul-de-sac. The rest of the land on the property was reserved for phases two and three. The property would include a total of 109 lots. Seventy percent of the lots would be built in open space.

The planning commissioners looked into the regional stormwater basin and front end improvements. Dredge and Preston explained there would be two trail connections and a sidewalk connection added to the property. They also said there would be one entrance into the borough section of the property and one entrance into the township section of the property.

The two applicants then talked about the property’s stormwater. Dredge and Preston explained they would discharge off-site water through the Allen Organ property in Macungie. They added the bypass water discharges into a nearby creek and remains in the borough of Macungie.

When it came to the sewers, everything from the property in Macungie borough would go into Macungie borough and everything from the property in Lower Macungie Township would go into Lower Macungie Township.

The property would be a single development with one homeowner’s association. There was also a discussion about adding sidewalks and streetlights in the development. The planning commissioners suggested adding a gated path from Gehman Road to the rear of the property. The path would be used for emergency vehicle access. There was also discussion of a macadam path along Gehman Road all the way down to Route 100.

The next topic for the planning commissioners to discuss was the main street commons plan occurring in Macungie. There were a number of front end improvements discussed, the first of which being a macadam path to be placed in front of Allen Organ.

There was also a stoplight added to the West End trail. Although the only business on the street was a bank, the planning commissioners talked about adding a northbound left turn lane. They said the land around the road would be built out as they get more tenants. They also stressed the pedestrian connectivity of the road.

The planning commissioners also looked into improving the area around Route 100. These plans included adding a traffic signal on Gehman Road and upgrading the traffic signal on Willow Lane. In addition Sonic Road would become a right in, right out road. Finally, Sauerkraut Lane would be extended so it connects to Quarry Road, which will be turned into a cul-de-sac.

The Lower Macungie Township Planning Commission meets 7 p.m. on the second Tuesday of each month at the Lower Macungie Township municipal campus. The planning commission holds a workshop on the third Tuesday of each month when needed.

The planning commission will be holding a joint meeting with the Lower Macungie Township Board of Commissioners Feb. 21 where topics including a master plan for Hamilton Boulevard south of Krocks Road, proposed modifications to the official map, a 5-year capital plan and a zoning ordinance overhaul.
