Tilghman Square adding buildings

Tilghman Square Associates has received approval from township commissioners for plans to further develop its 34-acre property at 4650 Broadway, South Whitehall.

Improvements to the shopping center include a 3,986-square-foot, one-story retail building; a 10,145-square-foot, two-story commercial building; and eight additional parking spaces on the southeast corner of the site.

These new buildings will be situated across from the former Pa. Expo Center, now being renovated by St. Luke's Hospital and Health Network.

Univest will consolidating its corporate banking operations in the office building, with up to 50 employees working at the Tilghman Square location.

The retail section will be divided for two tenants.

Partial curb and sidewalk installation will connect with the adjoining medical center.

Site access and parking modifications are proposed.

Traffic analysis indicated anticipated peak hour trips are fewer than those already approved for the existing shopping center.

In other business, commissioners took a look at revisions to the township fee schedule.

For quite some time, staff have been working on a master fee schedule to cover administrative costs associated with permit processing.

When completed, this schedule will list the number of inspections for each fee, plan submission requirements, fees for special structures, fees for consultations and township services, and fee calculation.

As many fees have remained the same for decades, the new schedules reflect increases.

A business privilege license will increase from $10 to $35; renewal goes from $5 to $35 and a business privilege tax appeal hearing increases from $250 to $1,000.

Director of Administration Tony Ganguzza explained the new fees were developed to cover township costs.

"Now, we will recoup all of our fees in a transparent way in which all is justifiable," Ganguzza said. "It was a great staff effort."

A vote to approve the new fee schedule will be taken at a future meeting.
